Terrabase Paving installs Indian sandstone patios for homeowners across Tunbridge Wells and surrounding Kent areas. They’re one of the jobs we’re asked about most, usually from homeowners who want a patio solution that will actually withstand the tough British weather.
Indian sandstone suits a lot of the gardens we work in around Tunbridge Wells. The town sits on sloping ground with a mix of Victorian and Edwardian properties, and natural stone with genuine colour and texture variation tends to suit that kind of setting better than a uniform, mass-produced slab. It’s also naturally slip-resistant when laid and finished correctly, and needs little more than an occasional clean.
Every job starts with a free property survey where we check the ground, work out the fall and drainage, and talk through stone colour and finish before anything gets dug up, using our own team rather than subcontractors. We also back every installation with a generous five-year guarantee, and there’s no upfront deposit.

Indian sandstone patios come in a variety of styles and colours. Here are just some of the more popular options Tunbridge Wells households choose:
A mix of green, grey and rust tones that shifts depending on the light. One of the most requested colours for patios that need to blend into a planted garden rather than stand out.
A cooler, more consistent grey that suits modern extensions and contemporary garden design, working well alongside grey render, aluminium doors and other current exterior finishes.
Warm brown, buff and terracotta shades pair naturally with red brick and the Victorian frontages common across Tunbridge Wells.
All slabs laid from one colour range for a calmer, more uniform finish. Popular with homeowners who want the patio to read as a single surface rather than a patterned one.
Two or more colours mixed across the layout for a more varied, natural stone look. Suits larger patios and gardens where the paving is a feature in its own right.
As the UK’s trade association for natural stone, Stone Federation Great Britain publishes further guidance on sandstone types and finishes if you want a closer look at how the material’s classified.

Working with Terrabase Paving is super stress-free. Here’s a completely transparent process of what to expect from initial enquiry through to sign-off:

Get the process in motion by contacting us by phone or via the on-screen enquiry form. From there, we’ll arrange a free, no-obligation property survey to check ground conditions, access and drainage.

Once the property survey is complete, you’ll receive a quotation there and then. We’ll also provide you with turnaround start date expectations and offer any additional advice you need.

We begin the installation with the prep work that lays the foundation for a successful install. We excavate to the right depth, lay and compact the sub-base, then bed and lay the sandstone slabs with proper falls for drainage and neatly cut edges.

With complete reassurance and peace of mind through our five-year workmanship and materials guarantee.

Correctly laid on a proper sub-base and mortar bed, Indian sandstone patios are exceptionally durable. They withstand everyday family use, garden furniture and Kent’s weather without compromising on their quality.
No two slabs are identical. The colour and texture shift piece to piece, giving a patio a natural stone look rather than the flat, repeated pattern of concrete or artificial paving.
Riven sandstone has a naturally textured surface, which helps with grip underfoot in wet weather. This is a great benefit given how much rain Kent gets through autumn and winter.
Sandstone doesn’t need much beyond an occasional sweep and a power wash a couple of times a year, and won’t need resealing unless you choose to seal it in the first place.
Sandstone is a dense natural material that copes well with frost and repeated wetting and drying, which matters given how exposed some Tunbridge Wells gardens are on sloping ground. They are perfect for wetter climates like the one we have here in the UK.
The natural tones and texture sit well with the Victorian and Edwardian brick aesthetic that is super common throughout much of the town and its surrounding villages.

Every quote starts with an in-person visit, not a guess from photos, so the quote you’re given matches what actually needs to be done.

No deposit is required before we start. You pay once the patio is finished, and you’re satisfied with the result.

Our own team installs your patio throughout, not subcontractors, so the people who survey the job are the people who lay it.

We quote after seeing the site, not before, so the price reflects ground conditions, access and materials rather than a rough guess that changes once work starts.
Bespoke solutions tailored to your individual needs.
It comes down to your own preferences and property. Raj Green and Kandla Grey are the most popular choices for shaded or north-facing gardens, while lighter tones like Fossil Mint or Autumn Brown tend to suit sunnier spots and highlight the stone’s natural colour variation. Bear in mind that riven sandstone always looks slightly different when wet, taking on richer reds, browns and greys, so it’s worth checking a sample outdoors in both dry and wet conditions before you commit. We can bring physical samples along at your free survey so you’re choosing against your own garden, not a screen.
Being a natural, porous stone, Indian sandstone can develop algae or moss over time, particularly in shaded, damp corners of a garden. It’s not a fault in the material; it’s how any natural stone behaves outdoors in the UK climate. The good news is it’s straightforward to manage: an occasional patio-safe wash and, where needed, a specialist mould and algae treatment will keep it looking as good as the day it went down. We’re happy to talk through aftercare when the job’s finished so you know what to expect.
We take care during installation to keep the stone as clean as possible, but a few marks can still appear, especially on large areas. If any residue remains once the patio’s cured, a stiff-bristled brush and a proper patio or stone cleaner will usually lift it. Avoid brick acid on sandstone; it’s too aggressive for a soft, porous stone and can pit or damage the surface rather than clean it. If you ever notice staining after we’ve finished, get in touch, and we’ll advise on the safest way to deal with it.
We typically install a 100mm compacted MOT Type 1 sub-base, topped with a full, continuous mortar bed between 30mm and 40mm deep, mixed at a ratio of around 4 or 5 parts sharp sand to 1 part ordinary cement. Exact depths and mix can vary slightly depending on your ground conditions, which we’ll confirm at your free survey.
Indian sandstone naturally contains trace iron minerals, and when these come into contact with moisture, they can occasionally cause a yellowish tint or staining to develop over time. This is a characteristic of the stone rather than a sign of a problem, and it tends to be more noticeable on lighter colourways.
This is usually efflorescence, a natural, harmless process where mineral salts within the mortar bed rise to the surface as the patio cures, most visible when the slabs are damp. It’s common on any patio laid on a full mortar bed, not a defect, and it typically fades and weathers away on its own within the first few months. If it hasn’t cleared after that, a gentle wash will usually shift it.
Every patio is priced individually after a free, no-obligation survey, because the real cost depends on several factors: the size of the area, ground conditions and excavation depth, access to the garden, drainage requirements, and the stone colour and finish you choose. Rather than quote an online price that may not reflect your garden, we’ll visit, talk through the options and give you a clear quote with no deposit required and nothing due until the work is complete.
Riven Indian sandstone has a naturally textured, non-slip surface, which is one of the reasons it’s such a popular choice for driveways, patios and pathways. Unlike smooth porcelain or polished finishes, the texture gives good underfoot grip even in wet weather, something worth bearing in mind if safety around the patio (steps, sloped areas, pool surrounds) is a priority for you.
A properly installed Indian sandstone patio, laid on a solid, correctly prepared sub-base, will comfortably last 20 years or more, and often considerably longer, since natural stone doesn’t degrade the way some man-made surfaces can. Longevity comes down to good groundwork and proper drainage falls, which is where most problems with sandstone patios actually originate rather than the stone itself. Every patio we lay is backed by our five-year guarantee covering workmanship and materials.
Correctly installed sandstone shouldn’t crack, sink or work loose in its early life. Where this happens, it’s almost always down to an inadequate sub-base, poor drainage, or slabs laid on isolated mortar dabs rather than a full bed, rather than a fault in the stone. That’s why we prepare the foundation properly: correct excavation, a compacted sub-base suited to your ground conditions, and a full mortar bed rather than shortcuts. It’s also why we back every job with a five-year guarantee on workmanship and materials.
You can walk on your new patio within 24 to 48 hours of installation, once the mortar bed has had time to firm up. We’ll let you know the exact timing for your job when the work’s finished, as this can vary slightly depending on weather conditions.
Most patios don’t need planning permission, though the rules can differ if your property sits in a conservation area. Tunbridge Wells Borough Council lists which areas of the town and surrounding villages are covered, and Planning Portal’s guidance on patios and driveways is a useful starting point before work begins.
Waste removal is included as standard, we bring in a licensed waste disposal contractor to clear the old patio and any excavated material, so you don’t need to arrange a skip or deal with any of it yourself. It’s factored into your quote from the outset, with nothing extra to organise or pay for separately.
No, we don’t take a deposit. Payment is due only once the work is complete and you’re happy with it. We think that’s how it should be: you shouldn’t have to pay upfront and hope the job gets finished to standard.
Indian sandstone generally sits at a more accessible price point than porcelain or other premium natural stones, while still giving you a genuine, hard-wearing natural material rather than a manufactured alternative.
